Compliance & Landlord Consent to Trade – without the Drama
When opening a new store, building control compliance and landlord approvals are the critical path. Integro takes full control of this from day one, so every project is fully compliant and approved to trade on time.
We coordinate all approvals, safety duties, permits, witness testing and close-out documentation, acting as your single, accountable partner and one point of contact. You’ll get proactive updates and a weekly executive summary; no noise, no surprises.
What we handle for you
Pre-Construction diligence:
Surveys: asbestos (R&D), M&E capacity, drainage/CCTV, structural checks, if any of these are required, we will support you by sourcing and coordinating a competent contractor to deliver them.
Build & Completion:
Live H&S management: independent audits
Testing & commissioning certificates: life-safety systems, electrical, fire, HVAC, water, air/water balancing
Health & Safety file: O&M manuals, certifications, as-built drawings
Landlord inspections and Consent to Trade: Building Control final certificate, permission to trade, statutory duties fulfilled


Approvals & compliance:
License for Alterations (LfA): we will support this process alongside the landlord’s and tenant’s legal teams, coordinating concept drawings/technical packs, responding to queries, and tracking status to align with lease requirements. Formal agreement of the LfA remains between the legal teams, with the tenant submitting concept drawings for approval.
Detailed design drawings and approvals: specifications, insurances, method statements, shopping centre/airport technical submissions
CDM 2015: formal appointment and management of Principal Designer and Principal Contractor; F10 notification (where applicable)
RAMS: Risk Assessments & Method Statements; Construction Phase Plan; welfare & inductions
Statutory and venue permits hot works, out-of-hours, hoarding, deliveries, lifting
Planning/advertising: consents (where required) and Building Regulations route
